John Minor at Complete was proud to be appointed as appraiser for the owners and their nationally known counsel on this single-story commercial complex damaged by the winds from Hurricane Ian. The property was served by a flat roof in the rear and a standing seam metal roof across the front. The owners were fantastic and had worked very hard to keep the property temped in and operating despite the 150 MPH winds causing significant damage. We worked with the opposing appraiser who was a gentlemen and well-respected in the industry. We found many agreements with the insurer’s appraiser and only took portions of the loss to the umpire.
This property was located in Placida, FL and was in an area extremely hard hit from this Major hurricane. I had worked this area immediately before the storm hit when I set weather equipment at the Punta Gorda airport as the storm came ashore. Our work with the Florida Coastal Monitoring Program gives us a leg up on understanding the severity of the storms as we see the damage first hand both just before the event and then again as we return to collect our equipment.
This just-before and just-after experience is a key to our deep understanding of the severity of these storms not only from an understanding of the wind and flood damages but all of the other factors that make up the financial model of a recovery. These challenges include massive traffic jams that we dealt with after Hurricane Michael in Panama City to the loss of the 3 Mile Bridge connecting Santa Rosa County with Escambia County after Hurricane Sally. Each storm and every claim has its own signature. Consider hiring the company that is there when the story is written.

John’s experience in hurricanes reach back to growing up as a coastal resident on Soundside Dr in Gulf Breeze Florida. This has grown into a passion for understanding these events and triggered his work with the FCMP Florida Coastal Monitoring Program at the University of Florida Powell Lab. The FCMP is a FEMA supported program that sends weather recording equipment out into the field to place weather equipment in front of landfalling hurricanes. John is a member of the set up team and has provided volunteer support of the program for more than a decade dropping equipment ahead of many hurricanes hitting throughout Florida and the southeast. There is no experience that John can compare with that is similar to the week before, and the week after a landfalling Major hurricane.
