Project Overview
Team Complete, led by John Minor, was retained by a large plaintiff’s law firm as the independent appraiser for Sonic Real Estate following wind damage from Hurricane Ian on September 28, 2022.
Property Details
The assignment involved a two-building, multi-tenant commercial property totaling approximately 30,000 square feet and housing 18 retail and professional units. Constructed in 1974 and 1977, the structures were exposed to sustained winds of 120–130 mph.
Damage Assessment
These extreme winds damaged the two main structures’ low sloped membrane roofs. Additionally, the concrete tiles and shingles around the perimeter and breezeways were significantly damaged. The exteriors, including stucco and windows, suffered damage along with accompanying water damage to the interior units.
Assessment & Approach
Team Complete conducted a detailed evaluation of wind-related damage and the associated restoration values, delivering a well-founded appraisal position.
Results
This project concluded with a fair and equitable resolution, resulting in a fully executed three-party appraisal award.
