Project Overview

Complete served as the owner’s representative on the comprehensive restoration of a high-end, 5,600+ square foot residence located in Walton County’s Seagrove Beach area along the famous Scenic Highway 30A. The project originated from significant construction deficiencies by the original contractor, particularly the failure to implement proper waterproofing measures for a home situated just steps from the Gulf. These shortcomings ultimately compromised the building envelope and threatened the long-term integrity of the structure.

Challenge:
Early signs of water intrusion and interior fungal growth prompted a deeper investigation.

Through a combination of third-party assessments and our own detailed inspections, Team Complete identified systemic failures in the roofing, siding, window installation, and the overall moisture management systems. These findings confirmed that the issues were not isolated, but instead indicative of widespread deficiencies requiring a comprehensive repair.

Strategic Approach

Based on this analysis rooted in 30 years of experience with restorations on the Gulf, we advised the homeowner and restoration contractor on a difficult but necessary course of action: a full exterior and interior remediation down to the framing. This included removal of the roofing system, siding, plywood sheathing, and all windows, as well as a complete interior remediation including all drywall and insulation. The goal was to eliminate all compromised materials and create a clean, properly constructed, high-performance building envelope.

Execution

Throughout the restoration process, Complete worked closely with the general contractor to ensure that all work met or exceeded applicable building codes and reflected best practices for Gulf-front construction. Special attention was given to material selection and especially proper flashing, waterproofing, and installation techniques designed to withstand the harsh and wet coastal environment.
